PROMISE LAND PROPERTIES
Home Repair Budget Calculator
Add repair quotes, additional work and a contingency allowance before deciding whether to repair your house or sell it as-is.

Build a repair allowance
Enter written estimates and a contingency amount you choose. This worksheet does not estimate contractor pricing.
Use the result as a conversation starter
Verify every input before making a decision. The worksheet does not create an offer or predict a final closing statement.
How to use this worksheet
Start with documents or written estimates for your own property. The result is only as reliable as those inputs. Keep the date beside each figure and update the worksheet when an offer, payoff or scope of work changes.
Add the repair quote, your allowance for additional work and your chosen contingency. Those inputs are added together. The worksheet does not assume contractor prices or predict how much a renovation will increase the sale price.
Compare the two paths
Use one set of inputs for an actual as-is offer and another for a realistic listing plan. Do not compare a cash offer for the current house with a future renovated price unless you also include the work, time and expenses required for that second plan.
You can keep the calculation private. Worksheet inputs stay in the browser and are not included in the property inquiry form.
