Seven questions to ask before accepting a cash offer

A clear buyer should be able to explain the offer, the agreement, and the next steps without rushing your decision.

Keys on a table

Who is the buyer?

Ask for the legal buyer name, who is signing, and whether the agreement can be assigned. Make sure you understand who is expected to close.

How is the purchase funded?

Request appropriate proof of funds and ask whether financing or another buyer is involved. Review the contract instead of relying on a cash label.

What can change the price or cancel the deal?

Read inspections, contingencies, deadlines, and cancellation rights. Ask what happens if additional condition issues are discovered.

Which expenses are mine?

Request a net sheet covering agreed transaction costs and outstanding balances. Also ask about deposits, closing and possession dates, cleanout, and who handles escrow. Take time to review the agreement with an independent adviser.

Ask for answers in the agreement

A verbal answer helps you understand the proposal, but important terms belong in writing. When a buyer says they cover an expense, find that provision. For a particular possession arrangement, ask where it appears. If the sale depends on an inspection or another condition, identify the deadline and what happens afterward.

Check the people handling the closing

Ask who will handle title and escrow, how you will receive documents, and how signing will be arranged. Use independently verified contact information for questions about the closing. Do not send sensitive identity information in a general website inquiry.

Make your final comparison

Before deciding, write down the price, estimated net proceeds, deposit, inspections, cancellation terms, closing date and possession date for each proposal. Note any unresolved questions beside the term they affect. You are comparing complete offers for your property, not simply selecting the largest number.
