Repairs & condition

Repair or sell as-is? Build a budget before deciding

A repair plan can change quickly. Compare a written budget with an as-is route before committing your savings.

Separate necessary work from presentation

Put safety and structural questions in one group and cosmetic improvements in another. Get appropriate professional assessments for problems you cannot confidently evaluate.

Use quotes with a defined scope

Ask contractors to state materials, labor, exclusions, payment terms, and likely scheduling. A rough verbal estimate can leave you comparing two very different projects.

Include the cost of waiting

Add mortgage payments, insurance, utilities, and maintenance for the time you expect work and marketing to take. Keep a separate contingency amount that you choose for your project.

Compare the outcome

Subtract repairs and holding expenses from a realistic listing scenario. Then compare an actual as-is offer with its own written costs and terms. Do not assume every repair dollar becomes a sale-price dollar.

Build one budget with separate lines

List each proposed project, the quoted amount, what is excluded and the expected time to complete it. Keep a separate allowance for additional work rather than burying it inside a contractor’s quote. Add the housing expenses you expect during repairs and marketing.

Do not spend the same dollar twice

Check whether a quote already includes cleanup, materials, permits or related repairs before adding those items elsewhere. Also separate money you would spend regardless of a sale from money intended only to improve presentation. Keep estimates in writing and note their dates.

Compare a repair plan with a real offer

A hoped-for increase in sale price should be tested against a realistic listing estimate. Subtract repair spending, selling expenses and the cost of holding the house while the work happens. Then compare an actual as-is offer and its contract costs. The highest potential sale price does not automatically mean the best fit for your situation.
